The title is clean. That is not the same as the deal being clean.

Title work establishes ownership and encumbrances, and it does that well. It is not designed to tell you whether the rent roll reflects actual paying tenants, whether the units are occupied by who the seller says, whether there is an undisclosed dispute with a neighbor or contractor, or who genuinely controls the LLC on the other side.

Davidson County's market makes these questions expensive to get wrong. Investor activity is heavy, short-term rental conversion is widespread, entity ownership is the norm rather than the exception, and a great deal of property changes hands between parties who never meet.

Verification is largely physical and documentary. Someone goes and looks. Someone checks whether the entity behind the seller has a litigation history. Someone confirms the units are occupied. None of it is exotic, and all of it is routinely skipped.

We can verify a great deal of it: whether units appear occupied, whether occupancy is consistent with the roll, whether the property is being marketed as vacant elsewhere, and whether eviction filings exist against listed tenants. What we cannot do is access the seller's bank records, so we verify the observable and documentary side and report what is and is not confirmable.

Entity research usually identifies registered agents, officers where filed, formation history and related entities, and property records often connect the entity to individuals through other holdings. Tennessee filings vary in what they disclose, so we tell you what was established and what could not be.

Sometimes. On an owner-occupied purchase where you have walked the property yourself, usually not. On an out-of-state purchase, an income property, or a deal where the valuation rests on claims you cannot check personally, it frequently is.
